Garage Floors on a Military Schedule

Families at Fort Sill usually need epoxy flooring on a deadline. Orders arrive, a moving date gets set, and the house has to be ready. Fort Sill is a major Army post north of Lawton, established in 1869, and Lawton annexed it in 1998. It is home to the U.S. Army Fires Center of Excellence and trains more than 20,000 people a year. That means a steady flow of service members and families buying, renting and selling homes in the area. We plan each garage job around that calendar.

Before you move in

A new-to-you house often has a garage floor with someone else's oil stains, paint drips or a peeling kit coating. The best time to fix it is before your household goods arrive. The garage is empty, so there is nothing to move, and the floor can cure while you finish other projects. Tell us your delivery date and we will work back from it.

Before you sell or rent out

When orders come for your next duty station, the garage is one of the spaces buyers and renters look at. A clean coated floor photographs well and is easy to keep clean during showings. If you plan to keep the house as a rental, a flake system is a practical choice. It hides wear between tenants and wipes clean with a mop and squeegee.

  • Selling: a neutral flake blend that suits most buyers.
  • Renting out: a mid-tone flake with a durable topcoat for turnover.
  • Tight timeline: polyaspartic, which can take foot traffic and vehicles much sooner than standard epoxy.

Managing it from a distance

Many owners near the post are already at their next assignment when the floor gets done. We can handle the estimate with a local property manager or a family member, send a written quote by email and share photos of the finished floor. Payment and access details are settled in writing before work starts.

On-post housing

If you live in housing on the installation, any change to the floor has to go through the housing office first. Most of our Fort Sill area work is for homes off post in Lawton, Elgin, Cache and nearby towns. If you are unsure, ask your housing office before you book.

A post with old stone and new concrete

Fort Sill was declared a National Historic Landmark in 1960. The old post quadrangle includes stone buildings put up by the 10th Cavalry Buffalo Soldiers, and the museum grounds keep 34 historic structures. Off post, the homes families rent and buy are mostly ordinary Lawton-area houses with standard garage slabs, and those are the floors we coat.

Picking a system by how long you will stay

  • One assignment, then sell: a flake floor in a neutral blend. It looks clean in listing photos and appeals to most buyers.
  • Keeping the house as a rental: a thicker base and an extra topcoat in the parking lanes, since tenants will park there for years.
  • Staying in the area after service: the full system you would choose for any long-term home, with color picked for you, not for a buyer.

Whatever the plan, we grind the slab, repair cracks and list every layer on the quote. A floor that peels a year after you leave is a problem you would have to manage from another state.

Fort Sill Questions

How fast can my garage be ready before my PCS move?

It depends on the system and the weather. Polyaspartic floors can usually take foot traffic within a day and vehicles within one to two days. Standard epoxy needs longer. Give us your move date and we will tell you which system fits.

Can you coat the garage of my rental house while I am stationed elsewhere?

Yes. We can meet your property manager or a family member for the estimate, send you the written quote and share photos when the floor is done.

Can I coat the garage in my on-post house?

Ask your housing office first. Changes to on-post housing need their approval, and we will not start work without it.
